Per USDA Handbook HB-1-3555, Chapter 11, Section 11.3 A, a Debt Ratio Waiver may be granted when strong compensating factors are present:

  • 12+ months of reserves after closing
  • Minimal increase in housing expense vs. current rent
  • History of conservative credit use
Even with a waiver, approval is not guaranteed and lenders must fully document the exception. FHA remains the stronger, more reliable path for Ashley's profile.
